We provide detailed information for our clients on the current market value of a property and the forest's potential.


Sourcing and Due Diligence work

Initially, Fountains Forestry works with the client to develop the goals and strategy for their forestry investment. With these parameters agreed, we use market intelligence to generate a shortlist of potential properties which best meet the client’s objectives.

The next step is to undertake due diligence on selected woodland properties. We provide detailed information for our client on the current market value of a property, highlighting potential risks and income opportunities. This can be extended to financial modelling, based on timber growth, land appreciation, timber harvests and other income sources. Investment value can also be assessed by a combination of discounted cash flow analysis and regional sales comparables.

This due diligence and valuation phase may include verification of the timber stock on-site using technical measurement and inventory methods.

Following the acquisition of the woodland we continue to provide valuations for our clients at key stages in the forestry investment cycle, including periodic review, transfers and disposal.

Disposal

Fountains Forestry has developed an in-depth knowledge of national and regional forestry markets including timber investment and woodland sourcing. This wider understanding of the sector means we can offer clients informed advice and insight if and when they decide to exit their investment.

An exit from this asset class can be planned well ahead of disposal. The final price can also be greatly enhanced through value-added services delivered during the holding period, such as:

  • Changing the species mix to increase the commercial timber element
  • Improving access to the forest property through investment in forest roads
  • Installing inspection racks and carrying out crop inventories and carbon inventories

The Fountains Forestry team will use its knowledge of the market to ensure that clients benefit from an effective marketing strategy designed to maximise the resale value, often developed in conjunction with a selling agent.

We provide advisory support to the client and their solicitor during the legal sale process.
